Methodology and software for assessment of lifelong costs of buildings

LCC is to be perceived by construction practice as a topic that needs to be addressed at the beginning of every construction project and at the same time not to compete only on the price of supplying project documentation and construction.

The project was carried out in 2019 and 2020 in cooperation with Skanska a.s. The aim of the project was to improve and extend Skanska a.s.'s existing methodology for evaluating the life cycle cost (LCC) of buildings. The project developed a software tool for this issue. The methodology is used on construction projects of Skanska a.s. in the selection of the optimal solution in terms of civil engineering and LCC, with a focus on the design phase of construction.

Project results

A/ Life cycle cost assessment software for buildings:

A software application has been developed to perform life cycle costing of a construction project. The application focuses on clarity and simplicity in input data entry by the application user. The application works with construction costs, operating costs and service costs. Key parameters handled by the software include capital cost, operating cost, discount rate, service life of structural elements and building materials, service and maintenance frequencies and life cycle durations of individual structural elements.

 B/ Methodology for assessing the whole life costs of buildings:

The methodology builds on Skanska a.s.'s existing methodology for assessing the life cycle cost (LCC) of buildings. The methodology improves and extends the current solution and closely follows the LCC software.
